Fee simple

/fi ˈsɪmpəl/ noun

Definition

The most complete form of property ownership, giving the owner absolute rights to use, sell, or transfer the property during their lifetime and to pass it to heirs after death. It's ownership without conditions or time limits.

Etymology

From Norman French 'fief' (feudal estate) and Latin 'simplex' (simple, unconditional). Originally distinguished from conditional feudal holdings, it represented land held 'simply' without obligations to a feudal lord.

Kelly Says

Despite being called 'absolute' ownership, fee simple still has limits—you can't use your property to commit crimes, create nuisances, or violate zoning laws, showing that even the strongest property rights have boundaries!
